ACCESS STATEMENT FOR BOBBIN MILL COTTAGE

Introduction

Bobbin Mill Cottage is located in a rural hamlet, approximately five miles from the town amenities and in our opinion is ideally suited to those who are seeking a walking holiday.

Pre-Arrival

We have a website displaying several views of the property, both internally and also including the large communal gardens. Enquiries can be made by telephone or email. Bookings can be made using the Booking Form, which can be downloaded from the website. Alternatively, this can be emailed or posted to clients. Specific queries regarding access will be answered promptly. The village of Crosthwaite has the Punch Bowl Inn & Restaurant (1.25 miles from our cottage) and this has a toilet for the disabled. The nearest railway and bus stations are in Kendal, approximately 5 miles away. Taxis can be booked from Kendal or Bowness.

Arrival & Car Parking Facilities

There is a car park in front of the cottage, additional space being available in the large car park behind the main buildings. The car parks are reasonably level. External lighting switches off at about midnight. There is a small step (approximately 30 cm high) into the cottage.

Internal Layout

Bobbin Mill Cottage has not been planned to facilitate the use of a wheelchair. However, the ground floor layout is open-plan. Flooring is in short pile carpet throughout. There is a standard staircase to first-floor level, where the internal doors are approximately 75cm wide. The television has teletext and remote control. The kitchen layout is of standard size cupboards (worktop height being 90cm) with integrated electric oven, hob and front-loading washer dryer. The bathroom has a modern white suite with hand-shower over bath and has not been designed for use by disabled people.

Leisure Facilities

Membership of the Damson Dene Leisure Club is included for up to 4 people. This is located approximately 1 mile from Bobbin Mill Cottage.

Gardens

To the front of the cottage is a level lawn with bench seat. Guests are free to wander around the communal grounds, through which passes the River Gilpin. Access to some areas involves several steps and other areas have a steep slope.

Mobile phone reception is limited to Orange and Vodafone networks. There is a payphone inside the cottage.
